What is Northshore?

Northshore (previously Northshore Hamilton) is the name of the 304-hectare Priority Development Area (PDA) being transformed into a vibrant mixed-use precinct. Economic Development Queensland is the planning authority and owns approximately 60 hectares of land in the Northshore project area.

Where is Northshore?

Northshore extends from Bretts Wharf along Kingsford Smith Drive to the Gateway Bridge (east), and all land south of the Brisbane River. Northshore includes the Royal Queensland Golf Course and two kilometres of Brisbane River frontage.

 

What is the relationship between Economic Development Queensland (EDQ) and Northshore? 

The Queensland Government transferred ownership of the Northshore development site to Economic Development Queensland (EDQ), formerly known as the Urban Land Development Authority, in April 2010.

EDQ has planning and assessment responsibility for the entire 304-hectare Priority Development Area of Northshore and will work with local and state governments, community, local landholders and developers to deliver a waterfront community that is diverse, inclusive and utilises best-practice urban design.

How will the existing road network cope with the increasing number of Northshore residents?

Significant traffic modelling and management planning has been undertaken to ensure Northshore's internal-road network allows for the growing population.

The development is in close proximity to the airport. Will noise be an issue?

Northshore is approximately 7 kilometres from the end of the second runway, currently under construction. This is further than the existing residential areas in Hamilton, and as far away from the main runway as residential areas in Cannon Hill.

During the master-planning stage, multiple information sources were accessed to determine the measures required to protect Northshore from noise. Very limited sections will be affected by aircraft, industry or traffic, and buildings in these areas will have treatments such as double-glazing, insulated walls and ceilings, as well as buffer zones or barriers near busy roads/industry.

Will the buffers between the industrial and residential sites affect me?

Northshore is being developed in stages, and buffers have been put in place to separate construction from residential areas. This enables the building to continue at full capacity, while residents can still enjoy an appropriate quality of life. 

Northshore's road infrastructure has also been designed to divide residential and industrial traffic, with the buffers positioned at an appropriate distance from the construction, roads, parks and landscaping.

What environmentally friendly features will the development have?

Every aspect of Northshore has been planned to reduce environmental impact. The masterplan provides high standards of sustainability, including eco-sensitive water features (i.e. recycled water; an environmental park), with alternative treatments for stormwater management. 

A comprehensive alternative transport system (pedestrian; cycling; public) is also in place to address climate change/greenhouse-gas emissions. The rehabilitation of the surrounding mangroves and native-species planting will also enhance Northshore's biodiversity.

How can I stay informed of the roadwork program over the next 12 months?

Residents and business owners will be regularly updated regarding specific timing for works and proposed traffic changes in their area via the website, email blasts and letterbox drops.
